Willowdale East detached homes HPI values: Section (1) of this report focuses on HPI values (a) one story single family and (b) two story single family homes for both Willowdale East and West. Willowdale East, Red: 1 story detached Single Family, Blue: 2 Story detached single famil Willowdale East detached homes HPI values: |One Story| 12 months period June 2020: 333.8 June 2021: 388.9 From June 2020 to June 2021 price increase of 55.1% 1 month period May 2021: 388.6 June 2021: 388.9 From May 2021 to June 2021 NO significant price change |Two Story| 12 months period June 2020: 328.2 June 2021: 339.9 From June 2020 to June 2021 price increase of 11.7% 1 month period May 2021: 349.3 June 2021: 339.9 From May 2021 to June 2021 price drop of 9.4% There is a the sharp increase in HPI value starting 2021, for both one-story and two-story detached homes. One-story price increase is even greater compared to two story. For one-story, starting April 2021 price starts dropping, and we see no price change from May to June 2021. For two-story, there is a sharp price drop of 9.4% from May to June 2021. Overall, prices have started to drop from the beginning of May 2021 we need to wait to see if this trend will continue. The value gap between one-story and two-story is still big but one-story detached. One-story price increase is even greater compared to two story. For one-story, price was increasing until April 2021 and we notice a sharp price DROP of 5.1% starting May 2021 to June 2021. For two-story, price from April 2021 to May 2021 did not change by much, however there is a sharp price DROP of 12.4% from May 2021 to June 2021. Overall, prices have started to drop from the beginning of May 2021 we need to wait to see if this trend will continue. The value gap between one-story and two-story is still big but one-story detached.
